It is common to give rough pricing on a project based on square foot cost. It is very rough though when in regard to a remodel! In new construction it is a little more accurate. There are too many variables when you are tying into an existing house. Getting a roof to work and look like it belongs with the existing house is probably the largest factor in the framing cost of an addition. Other factors are access to where the addition is built (can a concrete truck get there), what structural engineering is required, electrical and plumbing connections, quality of materials and much more. Square foot pricing is okay if your builder is trying to give you a rough estimate to determine a budget for your project. A good building contract will list out all phases of the project and materials used with a price based on those items. Good luck!
